Two freehold properties near Paya Lebar and Aljunied MRT up for sale

TWO freehold properties - retail and residential, respectively - near Paya Lebar and Aljunied MRT stations have been launched for sale by expression of interest.

The first is the basement retail space in Grandlink Square, an eight-storey commercial-and-residential development diagonally across from the commercial site in Paya Lebar Central, which has been put up for sale through the Government Land Sale (GLS) programme.

The indicative guide price for the property is S$40 million or about S$1,508 psf.

The property for sale consists of the entire basement unit with a floor area of 26,533 sq ft. It is currently tenanted to several operators: a wellness centre, family karaoke, a pool hall and a gaming arcade.

The expression of interest closes on April 9, 2015 at 3pm.

The second is eight adjoining strata shops on the ground floor at Grandview Suites. The total strata space is about 8,805 sq ft. The shops are to be sold together.

Grandview Suites is a five-storey residential development with commercial units on the ground floor that is currently under construction and anticipated to be completed by mid-2016.

It is at the junction of Aljunied Road, Lorong 22 Geylang and Geylang Road - where the traffic from Guillemard Road meets Aljunied Road. The eight units are at street level, thus enjoying high traffic visibility. Aljunied MRT station is also minutes' walk away.

The asking price for all eight units is more than S$30 million or about S$3,407 psf.

The sale is via expression of interest, which closes on April 2, 2015 at 3pm.
