What the Iran war means for Reit investors
If you hold Reits in your portfolio, or have been thinking about adding them, the past month has made that decision a lot more complicated. Rising oil prices, inflation uncertainty and volatile markets have caught several Reits at exactly the wrong moment, and the ripple effects are still playing out. But bad timing for some does not necessarily mean bad news for everyone.
In this episode of Mark To Market, a podcast of BT Correspondents, Ben Paul works through what the Iran war actually means for Singapore-listed Reits, from the ones that stumbled raising capital at the worst possible moment to the ones still pressing ahead with acquisitions. It is a clear-eyed look at a sector that has had a difficult few years and may be heading into more headwinds.
Why listen
- Why two recent Reit capital raisings went badly and what that tells us UI Boustead Reit debuted below its IPO price and Lendlease Global Commercial Reit’s preferential offering was badly undersubscribed. Paul explains the timing, the numbers and what it signals.
- Whether Reits can still outperform in a higher-for-longer rate environment The sector’s golden era was built on low interest rates. Paul makes the case for why that tailwind may not return anytime soon.
- Where the real dispersion of returns is hiding The index tells one story but individual Reits tell very different ones. The gap between the best and worst performers since 2024 is striking.
- Why the largest and safest Reits come with their own complications Frequent equity raisings by well-resourced sponsors can test investor appetite even when the underlying deals make sense on paper.
There is still opportunity in this sector but it takes more care than it used to. Listen now.
