Narra Residences kicks off 2026’s new launches with prices starting at S$998,000

The Santarli-led project comprises 540 units in eight blocks

    [SINGAPORE] A consortium led by Santarli Group will open the year’s season for new condominium launches with its Dairy Farm project, Narra Residences. 

    The 99-year leasehold development comprises 540 units in eight residential blocks that range from six to 16 storeys. It is being built by Santarli, Apex Asia, Soon Li Heng Civil Engineering and Kay Lim Realty. 

    The consortium acquired the Dairy Farm site in a January 2025 state land tender, with a top bid of S$504.5 million or S$1,020 per square foot (psf) per plot ratio.

    It outbid the only other bidder, Sim Lian Group, by about 23 per cent. 

    Prices of one-bedroom units of 517 sq ft will start at S$998,000 or around S$1,930 psf. Two-bedders, sized 560 to 646 sq ft, will be priced from S$1.17 million or S$2,100 psf.

    Three-bedders, spanning 818 to 1,023 sq ft, will be put up with prices starting at around S$1.6 million or S$1,956 psf. Four-bedroom units of 1,152 sq ft will be priced from S$2.4 million or S$2,100 psf.

    The largest units of about 1,658 sq ft with five bedrooms will start at S$3.8 million or S$2,300 psf.

    Narra Residences is the first residential project in District 23 to be built under the new gross floor area (GFA) harmonisation framework, the developers noted in a press release on Thursday (Jan 8).

    The new framework generally makes for more efficient layouts, as non-living strata spaces such as air-conditioning unit ledges now count towards GFA.  

    Located at the junction of Dairy Farm Walk and Petir Road and close to Hillview MRT station, the land parcel stretches 21,881.8 sq m with a maximum GFA of 45,951 sq m. 

    Caveats data showed that the median price of new non-landed private homes, excluding executive condos, in District 23 was S$2,095 psf in 2025. For resales, the median price was S$1,459 psf. 

    Most recently, in late December 2025, a new 1,378 sq ft unit at the 99-year leasehold The Myst changed hands at S$2.6 million or S$1,890 psf. 

    New sales at another Dairy Farm Walk project – the 386-unit The Botany at Dairy Farm – are being transacted at a median price of S$2,048 psf. The site was acquired by Sim Lian Group in March 2022 at a land rate of S$980 psf ppr.

    The latest transaction, in November 2025, was for a 1,292 sq ft unit at S$2.8 million or S$2,147 psf.
