Ong family of Green Bus Co fame sells Dunearn bungalow for S$55 million
The 24,190 sq ft freehold site can be redeveloped into a mix of new landed homes
[SINGAPORE] An old freehold bungalow in the Shelford Road area is being sold for S$55 million or S$2,274 per square foot on the land area of 24,190 sq ft.
The District 11 property, bearing the address 436 Dunearn Road, is in a “three-storey envelope mixed landed area”, based on the Urban Redevelopment Authority’s latest Master Plan.
The property is being bought by Elevate Land, which was set up in January with the primary business activity of real estate development. Its sole shareholder is Zhong Liu, a Singapore citizen in his early 50s who is involved in several construction companies, including Zhong Cheng Contractor.
The seller is the Ong family behind Singapore’s historic Green Bus Company.
Realstar Premier Group brokered the transaction.
The property was previously marketed by JLL, which said in a news release in July 2025 that the site could be redeveloped into either four detached houses, or two pairs of semi-detached houses and a detached house.

The property was relaunched in November, with PropNex marketing it this time. The property agency then indicated that up to 10 landed homes comprising semi-detached and terrace houses could be built on the site, subject to regulatory approval.
The property is near Tan Kah Kee MRT station on the Downtown Line. It is in proximity to Nanyang Primary School, Raffles Girls’ Primary School and Hwa Chong Institution. Also nearby is Coronation Shopping Plaza.
Built in the 1950s, the house at 436 Dunearn Road served as a multi-generational home for more than 70 years and was once occupied by four generations.
The Green Bus Company was one of the earliest providers of cross-border public bus transport. It was first known as Rochor Bus Co and co-established in 1935 by Ong Chin Chuan, whose descendants own the property.
The property is held under Ong Chin Chuan Holdings.
In 1971, the bus operator was merged into the United Bus Company, one of the three large bus companies that were formed out of 10 private operators.
In 1973, the government stepped in to reorganise the public bus system, establishing Singapore Bus Services.
