From its own Novel IDEAS Center sited in Singapore Science Park, sustainable palm oil solutions provider Musim Mas conducts research and development for the food industry. Its innovations have produced ingredients that help lengthen the shelf life of bread and lend chocolates their glossy sheen, amongst others.
Being one of Musim Mas’ incubators for innovation, the Center thrives on partnerships. Its position in Singapore Science Park puts it in proximity to other key innovators in the food and beverage space, creating an ecosystem that fosters opportunities for mutual collaboration and innovation.
Sam Appalasami, head of Functional Products and Novel IDEAS Center, Musim Mas explains: “Being in an industry-specific ecosystem is crucial for us. By collaborating closely with other food ingredient companies within Singapore Science Park, we develop innovative products such as plant-based beverages, low-calorie ice-creams, long shelf-life breads and more. The impact of these collaborations on Singapore’s food tech industry is evident in the groundbreaking products we create.”
Singapore Science Park is just one of CapitaLand’s assets in its portfolio of over 130 properties in Singapore. These span multiple asset classes such as retail, office, business parks, industrial and logistics, putting the real estate group in a prime position to offer tenants scalable, end-to-end solutions to grow their operations.
This also means tenants simply deal with one party to access an entire ecosystem of workspace solutions, eliminating hassle and allowing them to focus on the more important aspects of their business.
The right fit
With integrated workspaces and developments that cater to a multitude of different requirements, CapitaLand’s Core-Flex and Hub-and-Spoke solutions across its properties help businesses remain agile in the face of evolving workplace needs, from relocations to renovations and expansions.
A highly scalable, end-to-end solution, Core-Flex integrates traditional office space with flexible spaces, allowing businesses to scale as they need to. Growing businesses can lease flexible spaces to maintain agility throughout their business cycles, such as by adopting a Hub-and-Spoke strategy, where they can keep their back operations in more affordable areas outside the city centre.
Meanwhile, smaller businesses in co-working spaces – such as The Workshop @ Changi Business Park or other Central Business District spaces managed by co-working operator The Work Project – are free to expand into dedicated office spaces as their headcount increases.
For companies that require specialised facilities, CapitaLand’s newest developments – 27 International Business Park and Geneo, a $1.4 billion premier life sciences and innovation hub in Singapore Science Park – offer business park spaces, wet lab and wet-lab ready facilities for companies locating in western Singapore. Alongside its business park workspaces, Geneo also hosts CapitaLand’s first co-working laboratory space in Singapore, aimed squarely at providing a space for emerging startups to collaborate and innovate together.
Building a digital future now
Going beyond merely providing basic building utility features, CapitaStar@Work incorporates advanced technologies like facial recognition. This lessens security risks by doing away with physical keycards, which can be lost, stolen or duplicated. Robust data protection measures are also in place to ensure security in the digital space as well, with security protocols constantly being tested and updated.
Furthermore, comprehensive accessibility features like booking of building spaces, registration for community engagement events and even receiving notifications for planned building works or activities are all contained within a single app, eliminating the need for multiple platforms.
“CapitaStar@Work provides a solid user experience through its intuitive design and dependable functionality,” says Brandon Chia, country head, Singapore and Australia, The Work Project. “With consistent support and thoughtful features, CapitaStar@Work effectively meets user needs and improves overall efficiency.”
Sustainability for years to come
Committed to a green future, part of CapitaLand’s efforts towards its 2030 Sustainability Master Plan includes adhering to the Building and Construction Authority Green Mark Scheme, along with other green certifications or requirements.
To further pursue its commitment towards reducing carbon emissions and increasing efficiency, CapitaLand also has several ongoing proofs of concept. These include: solar hybrid air-conditioning, which runs directly on solar power in the day and integrates both solar and grid energy when sunlight is insufficient; a distributed district cooling network, where a central cooling system taps on a larger-scale facility setup to enable a more efficient chilled water supply to multiple buildings concurrently; and water tank treatment that uses photon vibration frequency instead of chemicals, making it more environmentally friendly.
It is also adopting Cooling-as-a-Service systems across three properties — Raffles City Singapore, Plaza Singapura and The Atrium@Orchard — which is expected to reduce the total energy consumption of these integrated developments by 30 per cent, and cut carbon emissions by 118,680 tonnes over the next 15 years. On an annual basis, the energy saved at these properties can power more than 4,800 four-room Housing Board flats.
To help its tenants play a role in sustainability efforts, CapitaLand already has in place recycling programmes for businesses to separate their waste types during disposal and new tenancy clauses require tenants to commit to various sustainability goals.
Work and play together
CapitaLand also engages its workspace tenants with a vibrant programming lineup. To enrich tenants’ workplace experiences and facilitate socialising and collaboration, your Workplace Community @ CapitaLand, or yWC, designs activities that promote wellness, sustainability and corporate social responsibility.
These programmes range from lunchtime and after-work workout sessions, to annual festivals like Live It Up!, amongst others. yWC also actively collaborates with like-minded tenants and external partners, like government agencies, to enhance its activity line-up.
As it continues building a dynamic ecosystem where work, play and sustainable living are key, CapitaLand is making its presence felt in a leasing environment that helps keep the evolving workforce growing in the face of a changing work landscape.
