Two-storey factory in Tuas for sale with S$8m guide price

    A TWO-STOREY JTC factory at 33 Tuas Basin Link Road is up for sale by expression of interest with a guide price of S$8 million, exclusive marketing agent Knight Frank Singapore said on Monday.

    Under the Urban Redevelopment Authority's Master Plan 2019, the site is zoned B2 with a maximum allowable plot ratio of 1.4. It has a land area of about 4,633 square metres (sq m) and a gross floor area of about 3,928 sq m.

    The building enjoys main road frontage along Pioneer Road and has a balance land tenure of 33 years. This is a premium over most land tenures from industrial government land sales plots in the vicinity, said Daniel Ding, head of capital markets for land and building, international real estate and industrial, Knight Frank Singapore.

    The facility is ideal for general industry use, such as manufacturing, precision engineering, biomedical, electronics and logistics or distribution industries, Knight Frank Singapore said.

    Located near the Tuas Second Link and the upcoming Tuas Mega Port, the property is well-positioned to meet the operational and logistical needs of firms that deal with international trade, it added.

    The property is a 12-minute walk from both Gul Circle and Tuas Crescent MRT stations, offering convenience to employees commuting from Malaysia.
