THE Ministry of Trade and Industry on Monday launched its Industrial Government Land Sales programme for the second half of 2015. There will be 10 sites on the confirmed list and four sites on the reserve, list with a total area of 14.3 hectares.

Sites on the confirmed list include five plots at Tampines Industrial Drive, four at Tuas South Link 2 and one at Tanjong Penjuru.

The sites, with a land tenure of 20 years each, range from 0.41 to 1.63 hectares, and are classified under the Business 2 (B2) zone.

B2 zones refers to areas used for industries, warehouses, public utilities and telecommunication uses and other public installations.

The gross plot ratios (GPRs) are 1.4 each, save for the Tanjong Penjuru site which has a GPR of 2.5.

Meanwhile, sites under the reserve list include plots in Tuas South Link 1, Tuas Bay Close, Tampines Industrial Drive and Woodlands Height. All these sites, which range from 0.55 to 3.33 hectares, are classified under the B2 zone, except for the Woodlands Height site which is classed under Business 1 (B1).

B1 zones are intended for similar uses as B2 zones. However, the former is imposed with a nuisance buffer of 50 metres or less on the surrounding site.

The tenure for the sites is 30 years, other than for the plot at Tampines Industrial Drive, which is 20 years. The GPRs for the four sites range from 1.4 to 2.5.

Under the reserve list, the government will release a site for sale if an interested party submits an application for the site to be put up for tender with an offer of a minimum purchase price that is acceptable to the government, or if there is sufficient market interest in the form of more than one unrelated party submitting minimum prices that are close to the government's reserve price for the site within a reasonable period.

Parties who are interested in the sites on the reserve list can apply to JTC Corporation, which is the sales agent for all 14 sites, for the sites to be put up for tender.
