On the Singapore market: Shophouses, Holland Village house, Geylang en bloc

SEVERAL properties, mostly residential, have been put on the market this month. They are located in Raffles Place, Holland Village, Upper Serangoon, Geylang and Little India. 

From residential properties to adjoined commercial properties with cultural history, here are some Singapore properties up for sale:

Raffles Place conservation shophouses 

Three conservation shophouses at 82, 83 and 84 Circular Road have been put up for sale via expression of interest (EOI) with a guide price of S$28 million, which translates to S$3,790 psf based on the floor area, exclusive marketing agent Savills Singapore said. 

82 and 83 Circular Road are both two-storey conservation shophouses, while 84 Circular Road is a three-storey conservation shophouse. Together, they sit on a combined land area of 3,611 sq ft and have been amalgamated with an estimated total built-up area of 7,386 sq ft. 

The shophouses are zoned for commercial use and are fully occupied. They are within the vicinity of Raffles Place MRT Station, as well as major office buildings such as CapitaSpring, UOB Plaza1 and 2, One George Street, OCBC Centre and One Raffles Place.

The EOI for the shophouses will close at 3pm on Aug 18. 

Detached house in Holland Village

A freehold detached house located at 145 Holland Road is up for sale via tender with a guide price of S$10 million, translating to about S$1,826 per square foot (psf), sole marketing agent Knight Frank said on Wednesday.

The land plot spans 5,478 square feet (sq ft) and is zoned for residential use. It also has a gross plot ratio of 1.4 under the Urban Redevelopment Authority's (URA) Master Plan 2019.

Knight Frank said the plot can potentially be subdivided into a pair of semi-detached houses or three terrace houses, subject to approval from the authorities. The property is 200 metres away from Holland Village and Holland Village MRT station.

The tender for 145 Holland Road will close on Aug 11, 3pm.

Upper Serangoon Road residential development

A freehold three-storey residential development located at 543, 543A, 545, 545A Upper Serangoon Road is up for sale via public tender with an indicative price of S$7.6 million, exclusive marketing agent CBRE said on Wednesday. 

The four, strata-titled units sit on a rectangular land plot spanning 4,072 sq ft. The site is zoned for residential use with a gross plot ratio of 1.4 under the Master Plan 2019. 

After factoring in an estimated development charge of S$1.73 million to build the development back to its existing gross floor area of 8,928 sq ft, the indicative price of S$7.6 million works out to about S$1,045 psf ppr. 

CBRE said the buildings can be redeveloped into a service apartment development. It may also be suited for co-living businesses, childcare centres or hostel operators, depending on authorities’ evaluation.    The development is also located near Serangoon MRT Interchange and NEX shopping mall, Chomp Chomp Food Centre, myVillage at Serangoon Garden and Serangoon Gardens Country Club.

The public tender will close on Aug 17 at 3pm. 

Baode Building en bloc sale

Baode Building, a freehold eight-storey residential building, was launched for collective sale on Tuesday with an indicative price of S$27 million. This translates to an estimated land rate of S$989 psf per plot ratio (psf ppr) or S$967 psf ppr after factoring in a 7 per cent bonus balcony gross floor area, marketing agent Colliers said in a press statement.

Located at 8 Lorong 35 Geylang at the fringe of Singapore's central business district, the building houses 14 residential units and sits on a site area of 11,102 sq ft. It is zoned for residential or institutional use with a gross plot ratio of 2.8 and an allowable height of up to eight storeys, under the URA Master Plan 2019.

The property is within the vicinity of Paya Lebar MRT Station, PLQ Mall, SingPost Centre and Paya Lebar Square. Kong Hwa School and Geylang Methodist Primary School are within a kilometre radius.

The collective sale tender will close at 3pm on Aug 18.

Adjoining three-storey shophouse and two-storey building in Little India

A three-storey shophouse and adjoining two-storey building at 3 and 9 Norris Road are up for sale via tender with an indicative price of S$16.5 million. This translates to S$899 psf based on built-up area, sole marketing agent Edmund Tie said in a press statement dated July 1.

The properties will be sold together in their current condition. Together, they have a total site area of 8,092 sq ft and a total floor area of 18,362 sq ft.

The shophouse is zoned for commercial use, while the two-storey building, formerly known as the Ramakrishna Mission building, is zoned for civic and community institution use under the Little India Historic District.

The former Ramakrishna Mission building at 9 Norris Road was constructed in 1932 and played an important role in shaping the cultural history of Hindus in Singapore, Edmund Tie said. The heritage development was gazetted for conservation in October 2006.

The two buildings have a 33-metre frontage along Norris Road with the Serangoon Road thoroughfare and are 400 metres to Jalan Besar MRT Station, Edmund Tie noted.

The tender exercise for both properties will close at 3pm on Aug 4.
