Frasers Property launches Dunearn House condo with prices from S$2,799 psf
It is the first private residential project in the Bukit Timah Turf City master plan
[SINGAPORE] Frasers Property will start previews for Dunearn House, the first private residential project in the new Bukit Timah Turf City precinct, on Friday (Jul 10). Prices start at about S$2,799 per square foot (psf).
Jointly developed with CSC Land Group and Sekisui House, the project comprises 380 units across five blocks. Two-bedders account for about 46 per cent (176 units), while three-bedders make up about 25 per cent (96 units) and four-bedders account for about 28 per cent (108 units).
Prices will start from about S$1.47 million, or S$2,799 psf, for a two-bedder of 527 square feet (sq ft). Three-bedroom units start just under S$2.6 million, or about S$2,978 psf, for a three-bedder of 872 sq ft. Four-bedroom units, sized 1,184 sq ft, are priced from S$3.59 million or S$3,030 psf.
“Drawing confidence from recent launches that have performed very well, we would be very happy to achieve 70 per cent take-up rate for the launch,” said Henry Ong, senior director of development management at Frasers Property Singapore.
He added: “We are still quite optimistic about the market, which has been very resilient. The new launches continue to do very well, even with the onset of the US-Iran war… Prices have gone up but so has real income.”
Recent projects in the Core Central Region have garnered healthy take-up rates at their launches. For instance, Newport Residences moved 57 per cent of its 246 units at an average S$3,370 psf in February, and River Modern sold 90 per cent of its 455 units at an average S$3,266 psf in March.
Located in the new Bukit Timah Turf City precinct, the 99-year leasehold development is within walking distance to Sixth Avenue MRT station and the upcoming Turf City MRT station. It is close to top schools such as Hwa Chong Institution, Methodist Girls’ School and National Junior College, and is near the Swiss Club Road landed enclave.
The project is targeted at families with “genuine housing needs” and existing residents of Bukit Timah looking to move from an older development, Ong said.
The development spans a land area of about 145,173 sq ft, with a maximum gross floor area of 348,549 sq ft and a plot ratio of 2.4. Three 10-storey blocks house two and three-bedroom units, while another two 19-storey blocks have a mix of three-bedroom premium and four-bedroom units.

The government has plans for 15,000 to 20,000 public and private homes for the estate. The Frasers-led consortium was awarded the Dunearn Road site for S$491.5 million or S$1,410 psf per plot ratio (ppr) in a state land tender in June 2025. Its offer topped nine bids and was 3.7 per cent above the second-highest offer of S$1,360 psf ppr from City Developments Limited.
Dunearn House will be the first new project coming up along the Dunearn Road/Bukit Timah stretch since 2019, when Allgreen Properties’ Fourth Avenue Residences was marketed. Prices for the project started at about S$2,215 psf for one-bedders of 474 sq ft then.
Since then, new units have sold at a median price of S$2,406 psf, while sub-sales recorded a median price of S$2,618 psf and resales chalked up a median price of S$2,553 psf.
Adjacent to Dunearn House is Wing Tai and Metro’s upcoming private residential project. The second Bukit Timah Turf City site was awarded to the tie-up in April 2026 for S$533 million or S$1,625 psf ppr – 3 per cent above the next highest-bid of S$517 million or S$1,576 psf ppr from Frasers, and some 15 per cent higher than the price for the first site.
Dunearn House will start booking sales on Jul 25.
