Frasers Property partners Malaysia’s Tan & Tan to develop 5-ha mixed project in Petaling Jaya

The first phase includes a residential component, to be launched for sale next year

    [SINGAPORE] Frasers Property is teaming up with Malaysian property group Tan & Tan Developments to develop a 5.15-hectare mixed-use project in Petaling Jaya, Malaysia.

    The development – known as PJ Quarter – will take up roughly seven football fields in Section 13 of Petaling Jaya, in a master-planned project to be developed in two phases.

    The precinct is envisioned to be a pedestrian-friendly lifestyle destination that will “anchor and accelerate” the ongoing rejuvenation of the area, Frasers Property said in a press release on Friday (Aug 21).

    The first phase will offer residential developments, a low-rise retail space and a park, with the residential component expected to launch for sale next year.

    The project will be built on the 99-year leasehold parcel owned by Vacaron, previously a 50-50 joint venture between Frasers Property and Fraser & Neave Holdings Berhad (FNHB).

    In 2025, Tan & Tan acquired FNHB’s stake in Vacaron for about RM180 million (S$55 million) – about half of Vacaron’s adjusted net asset value, based on a land valuation of RM360 million.

    FNHB said then that the disposal will unlock value from its non-core assets, allowing it to focus on manufacturing and selling beverages, dairy and food products.

    The proceeds would also go towards financing its other businesses, including its integrated agriculture and dairy farm operations in Gemas, Malaysia.

    Following FNHB’s divestment, Tan & Tan Developments and Frasers Property each hold a 50 per cent stake in Vacaron.  

    Frasers Property noted that the PJ Quarter will play a pivotal role in Petaling Jaya’s ongoing rejuvenation into a thriving residential, commercial and lifestyle destination.

    Tan & Tan chief executive Tan Yee Seng noted that the “landmark development” will also benefit from the government’s efforts to make Section 13 more liveable and vibrant, with green connectors and pedestrian-friendly infrastructure. “We look forward to introducing novel retail experiences to the community, complemented by an upscale residential development designed to appeal to a broad spectrum of homebuyers,” he said.
