HDB launches EC site at Miltonia Close in Yishun for sale

It will be the first such development beside the new housing area set to replace Orchid Country Club

    [SINGAPORE] The Housing & Development Board (HDB) on Tuesday (Dec 23) launched an executive condominium (EC) site at Miltonia Close for sale by public tender.

    The plot is located in Yishun, and can yield around 430 residential units. It is among the 10 confirmed list sites under the government land sales (GLS) programme for the second half of 2025.

    The site spans 15,451.2 square metres and has a gross floor area of 43,264 sq m.

    The maximum building height is 90 m, with a lease period of 99 years.

    Up-and-coming residential housing area

    Eugene Lim, key executive officer of ERA Singapore, noted that the site is in “a quieter pocket” of the Yishun neighbourhood, and offers views of Lower Seletar Reservoir.

    The site is also next to Orchid Country Club. With the club’s lease slated to expire in 2030, it is set to be rezoned for residential use, subject to detailed planning. 

    “This future transformation could add housing and amenities to better serve residents in the precinct,” said Lim.

    Justin Quek, deputy group chief executive of Realion (OrangeTee & ETC) group, pointed out that developers may have more choices in the future as there will be a larger supply of both public and private homes in the area.

    Wong Siew Ying, head of research and content at PropNex, said: “We expect this EC plot may see decent bidding interest among developers given the typically stable end-user demand for such housing type.”

    Both Lim and Quek noted that interest in the plot might be affected by its distance from the nearest MRT station. The site is six bus stops away from Khatib MRT station and is within walking distance from several eateries.

    “We expect two to four bids for the site, at a highest land rate of S$650 to S$750 per square foot per plot ratio (psf ppr),” said Quek.

    As for PropNex’s Wong, she estimated that the Miltonia Close site could attract “three to five bids, with the top bid potentially ranging from S$690 to S$730 psf ppr”.

    Expected rise in demand in Yishun homes

    Lim noted that the announcement of the Miltonia Close EC site comes as the Yishun area undergoes a “significant” transformation.

    He flagged the up-and-coming Chencharu housing precinct and plans to repurpose Yishun Industrial Estate along the riverfront.

    Such enhancements are expected to “spur demand and increase interest in homes in Yishun”, he added. He expects land bids for the site to exceed S$700 psf ppr.

    The Miltonia Close plot will be the first development site next to the new housing area that Orchid Country Club is set to become.

    “The last EC launch in the area was The Criterion in 2015,” said Mark Yip, CEO of Hutton Asia, pointing out that it has been a decade since a new EC site was offered in this area.

    Yip noted that buyers have multiple options in the north to choose from in 2027, with two EC projects in Woodlands Drive 17 and one EC project in Sembawang Road.

    “Bidding for the Miltonia Close site may be more measured,” he said, adding that it could draw three to six bidders, with a top bid ranging between S$680 and S$730 psf ppr.

    The tender will close at 12 pm on Apr 14, 2026.
