NINE contiguous strata office units on Level 17 of The Central at Clarke Quay have been put up for sale by expression of interest (EOI) at a guide price of S$28 million, the sole marketing agent JLL announced on Wednesday (Jun 22).
This translates to about S$2,965 per square foot, based on the property's total strata area of 9,441 square feet.
JLL Singapore Capital Markets' senior director, Carin Puah, said that the property is currently occupied with a sale-and-leaseback arrangement for another 6 to 9 months.
"Most of the office spaces in The Central have smaller floor plates, and it is rare to find 9 contiguous office units on a single level on a high floor," she added.
It highlighted The Central's strategic location above Clarke Quay MRT station, and on the fringe of Singapore's CBD (central business district) fringe, along with the building's prominent frontage along the Singapore River.
Built in 2008, The Central is an integrated development consisting of a retail podium, 2 SOHO (smart office, home office) towers and a 25-storey office building.
JLL said the units for sale come with full-length windows along the exterior-facing sides, and meeting rooms which flank the space.
"The (property's) large, regular floor plate has been efficiently used to provide occupants with generous workstations and ample circulation space," added the firm.
Foreigners will be eligible to purchase the property with no additional buyer's stamp duty.
The EOI closes at 3 pm on Jul 21.
