Three Eleven @ Holland housing units sold from S$1,050 to S$1,079 psf
THREE cluster semi-detached houses at Eleven @ Holland were sold via a tender exercise that closed at noon on Jun 12, 2023.
On Tuesday (Jun 13), exclusive marketing agent PropNex Realty said these properties were part of seven cluster semi-detached homes which were put on sale with an average strata area of 3,735 square feet (sq ft).
Tracy Goh, head of investment and collective sales at PropNex, said that the three units were sold for between S$1,050 per square foot (psf) and S$1,079 psf.
This translates to about S$3.91 million to S$4.02 million, and exceeded expectations of the vendor, she added.
The original seven cluster semi-detached houses belonged to Char Yong (Dabu) Association, a clan association that was founded in 1858 to look after the welfare of Hakka immigrants that migrated to Singapore from the Dabu county, Guangdong province in China.
The properties are all three storeys high, and each comes with an attic, a basement, five bedrooms and five bathrooms.

The three properties that were sold come with existing tenancies and were purchased by Singaporean buyers, said PropNex.
Goh also noted that there is sustained demand for landed homes in Singapore due to their “scarcity”, and a general desire to have a more spacious home or to enjoy multi-generational living.
Located in District 10, Eleven @ Holland has a total of 82 semi-detached homes and was completed in 2014. The development has a 99-year leasehold land tenure starting from December 2010.
Last Thursday, PropNex announced that it had put up 48 semi-detached houses at Eleven @ Holland for mortgagee sale at between S$3.7 million and S$4.4 million per unit.
The real estate company said that all 48 cheques for the units – with an average strata area of 3,735 sq ft and a guide price of about S$1,000 psf – were from local buyers.
The transactions are subject to the approval of the mortgagee and buyers signing the sale-and-purchase agreements.
