GuocoLand to launch preview for Lentor condo project; prices start from S$1,880 psf

GUOCOLAND : F17 0% will start previews for its Lentor Modern integrated mixed-use development on Friday (Sep 2), with prices starting at S$1,880 per square foot (psf).

This will be the first private condominium launch in the Lentor neighbourhood in more than 2 decades. It will also be directly integrated with Lentor MRT station, which is part of the Thomson-East Coast Line, the property developer said in a press statement on Wednesday.

Nearly 80 per cent of the 605 residences available will be 2- or 3-bedroom units. The 2- to 4-bedroom units will all come with an additional “flex room” to suit different needs, GuocoLand said.

The 1-bedroom and 2-bedroom units will start from about S$1.1 million and S$1.4 million respectively, while the 3-bedroom and 4-bedroom units will start from S$1.9 million and S$2.9 million respectively.

The 99-year leasehold development, which sits on 1.7-hectares of land, will comprise three 25-storey residential towers above a mall with 96,000 sq ft of F&B and retail shops, a 12,000 sq ft supermarket and a 10,000 sq ft childcare centre. GuocoLand expects to complete the project by 2026.

GuocoLand’s 605-unit Lentor Modern launch comes on the heels of Frasers Property’s 158-unit Sky Eden@Bedok preview, which started last weekend from Aug 27.

Indicative prices for Frasers’ Bedok project start from S$1,937 psf, with unit prices pegged at about S$1.3 million for a 2-bedroom unit at 657 square feet (sq ft), S$1.7 million for a 3-bedroom unit (893 sq ft), and S$2.6 million for a 1,302 sq ft 4-bedroom unit.

Lentor Modern sits near the District 20 region, which spans the Ang Mo Kio, Bishan and Thomson areas. In the same district region about 5 weeks ago, a UOL-led joint venture sold 98 per cent of the 372-unit AMO Residence on its first weekend of sales at prices starting from S$1,890 psf. AMO Residence is being developed in Ang Mo Kio by UOL Group, Singapore Land Group and Kheng Leong Company. (* see Amendment Note)

GuocoLand’s Lentor Modern will offer amenities such as a 50-metre and 25-metre lap pool, leisure pool, spa pool and jacuzzi alcove. There will also be 2 signature lawns, a tennis court, indoor and outdoor gyms and a grand clubhouse. The clubhouse will have 2 function rooms, a business lounge, a games room and a dance studio.

Schools and educational institutions in the vicinity include Anderson Primary School, Ang Mo Kio Primary School, CHIJ St Nicholas Girls’ School (Primary and Secondary), Mayflower Primary School, Anderson Secondary School, Presbyterian High School, Anderson Serangoon Junior College and Nanyang Polytechnic.

Shares of mainboard-listed GuocoLand were trading 0.6 per cent or S$0.01 lower at S$1.68 as at 2.07 pm on Wednesday.
